Garwood Flexes its Market Strength on Hemlock Avenue

Home prices may be dropping throughout New Jersey, but, in some pockets of Union County the market is much stronger than any statewide average. Case-in-point: Garwood.

Take a recent sale on Hemlock Avenue. No. 345 was on the market for 81 days with an asking price of $594,00. It sold for $584,000.

Not too shabby.

  1. theres a downside to the mcmansions or expensive townhomes sold in GW: especially if that is the only housing stock that sells along with the fact that GW normally has minor housing turnover--- when the garwood housing prices remain stronger than the surrounding towns the the county then assesses Garwood at a higher rate and so increases the county tax portion on all of us in GW at a higher rate than the other towns. It has happened to us for the last 2 years.
